What it is

In the Valencian Community the landlord must ask the tenant for a deposit of one month's rent (two for non-residential lets) and lodge it with the Generalitat within one month of signing the contract. It can be lodged online (form 816, paid by card or bizum) or in cash at a partner bank (form 806: ABANCA, Sabadell, Santander, CaixaBank, Cajamar, Ibercaja). Late lodging carries a surcharge on the deposit: 5 % up to 3 months late, 10 % for 3 to 6, 15 % for 6 to 12 and 20 % beyond 12. In residential leases of up to five years (seven if the landlord is a company), besides the deposit only additional guarantees of up to two months' rent can be required. A tenant who wants to know whether the deposit was lodged asks in writing at [email protected] with a copy of the contract and their NIF.

  1. Step 1: Online (form 816)

    You generate form 816 and pay by card or Bizum. It accepts the tenant’s passport number. Note: the refund can only be requested online and with an electronic certificate.

  2. Step 2: Or at the bank (form 806)

    You generate form 806 and pay at a partner bank (ABANCA, Sabadell, Santander, CaixaBank, Cajamar or Ibercaja) during counter hours, without being a customer. Nothing else needs to be submitted afterwards.
